Gergen Robinson is a co-founder and Designated Broker of Legacy Elite Property Management, bringing more than 10 years of licensed real estate experience in the Puget Sound region. Gergen is the technology backbone of Legacy Elite — designing and managing the digital infrastructure that keeps the firm running at the highest level, from property management platforms and owner portals to data systems and reporting tools.

  • How much does property management cost in the Puget Sound area?

    Our management fee is a competitive percentage of monthly rent collected — we only get paid when you do. This structure aligns our success directly with yours. Our fee covers leasing coordination, routine maintenance oversight, monthly owner statements via your AppFolio portal, and full compliance with current Washington State rental regulations. We walk every owner through exact pricing in a free consultation — no hidden fees, no surprises.

  • How do you screen tenants for my property?

    We conduct thorough, legally compliant screening on every applicant, including credit history, verifiable income (typically 2.5–3× monthly rent), rental history, background checks, and identity verification. For properties within Seattle city limits, we follow the Seattle Fair Chance Housing Ordinance (SMC 14.09), which restricts how criminal history may be used in rental decisions. For all other Puget Sound properties, we apply individualized assessment standards consistent with Washington State screening guidelines — meaning no blanket denials based on criminal history alone. You get quality, long-term tenants, and we handle every step within the law.

  • What happens when a tenant doesn't pay rent?

    We have a firm, consistent rent collection process built to protect your cash flow. Rent is collected electronically through the AppFolio tenant portal, and late fees are applied per the lease terms. If a tenant falls behind, we initiate communication promptly and follow Washington State's required legal notice timelines before any further action is taken. You receive monthly distributions to your bank account along with a full income and expense report — so you always know exactly where things stand.

  • How do you handle maintenance and repairs?

    We coordinate all maintenance through a trusted network of licensed, insured local vendors — and we respond fast. Washington State law sets specific repair timelines that all landlords must meet: 24 hours for emergencies affecting life or safety, 72 hours for loss of essential services, and 10 days for standard habitability repairs. Legacy Elite Property Management tracks every open work order against these deadlines. Owners are notified for any repair above your pre-approved threshold, and all maintenance history is documented in your AppFolio owner portal.

  • Do I have to accept Housing Choice Voucher (Section 8) tenants?

    Under Washington State law (RCW 49.60), landlords may not refuse to rent to an applicant solely because they use a Housing Choice Voucher (Section 8) or other government rental assistance as their source of income. Source-of-income discrimination is prohibited statewide. Legacy Elite Property Management manages this process completely — including Housing Authority paperwork, required unit inspections, and direct deposit setup — so there's no added burden on you as the owner. Voucher-assisted tenancies frequently offer strong payment reliability and tenancy stability.

  • How do rent increases work under Washington's current laws?

    Washington State currently requires landlords to provide a minimum of 90 days' written notice before any rent increase under RCW 59.18.140. If your property is located within Seattle city limits, a 180-day notice requirement applies for increases above a certain threshold under Seattle's Just Cause Eviction Ordinance. There is currently no statewide rent cap in Washington. Legacy Elite manages every aspect of this process — market analysis, compliant notice drafting, and proper delivery on the correct timeline — so you stay protected and your rent stays competitive.


  • Can Legacy Elite manage my property if I live out of state or am a military family?

    Absolutely — and this is one of our areas of strength. The Puget Sound region has a significant population of active-duty and veteran military families, as well as out-of-state investors, particularly near Joint Base Lewis-McChord. We provide full remote management with real-time visibility through your AppFolio owner portal: financials, maintenance updates, lease documents, and monthly reporting — accessible from anywhere. Legacy Elite holds active Washington State real estate broker licensing, meeting the state's requirement that property managers operating in Washington be licensed real estate brokers under RCW 18.85.
